PREPARING TO SELL

Before you renovate: a practical plan for selling in the South Metro

Start with your move, not a shopping list

When you decide to sell, it is tempting to walk through every room and make a list of everything you would change. That can turn a move into a renovation project before you know which changes deserve the time and money. Start instead with your target timing, available budget and the condition of the home.

A home that must be ready soon needs a different plan from a home whose owner has months to prepare. The question is not whether a project would look good. It is whether the project helps your sale enough to justify its cost, disruption and delay.

Separate repairs from optional improvements

Make one list of known problems and another of cosmetic changes. A broken fixture, water issue or unfinished repair belongs in a different conversation from replacing a functional kitchen because its style feels dated. Discuss known conditions with the appropriate professionals and your agent before deciding how to proceed.

Then consider practical presentation work: reducing clutter, cleaning thoroughly, making rooms easy to understand and arranging photography after the home is ready. These are planning choices, not a promise that a particular change will deliver a particular return.

Compare realistic paths side by side

Ask for a discussion of three paths: selling in the current condition, completing a targeted preparation plan, or taking more time for larger projects. For each path, consider the likely pricing approach, project costs, carrying costs, your workload and your preferred move date.

A higher potential sale price is not the same as more money left at the end. If the additional work requires substantial spending or months of delay, evaluate the whole decision. A range supported by relevant current property comparisons is more useful than a precise-looking number without a clear basis.

Make timing part of the decision

Seasonal planning should be grounded in your property and your situation. Waiting changes more than the listing date: it can affect carrying costs, maintenance, project scheduling and when you can make your next move. Future buyer demand and pricing are uncertain, so no season guarantees the best outcome.
